Beard Industrial District is located in Modesto, CA consisting of more than ±2,000 acres of land and more than ±9 million square feet of industrial space.  In addition, more than ±260 acres of entitled land is available for build-to-suit opportunities ranging from ±25,000 to over ±1 million square feet.  Modesto and Empire Traction Company (M&ET), located approximately 80 miles from the Port of Oakland, provides rail transload and logistics and interchanges daily with two Class 1 railroads: the BNSF and Union Pacific.  Competitive electrical rates are also available in the District through Modesto Irrigation District (MID).  As a premier location, the Beard Industrial District has globally recognized companies, including E & J Gallo Winery, Del Monte, Nestle, Frito-Lay, Plastipak, Graham Packaging and Stanislaus Foods.
